This is our up to date student property list, we hope you will find something suitable from the many good quality properties we have. Properties are available in groups of 3 to 8. It is important that you all know each other as a group. If you do not find anything of interest, please keep in contact as we should receive more properties during the next few months.
Most of our tenancies commence on 6th September, 2009 until 5th July, 2010. However, on some properties, we are able to offer alternative commencement dates of 10th September, 2009 until 9th July, 2010 or 17th September, 2009 until 16th July, 2010.
VIEWINGS
Please visit the properties and ask the existing tenants to show you round. YOU MAY BE ASKED FOR IDENTIFICATION – so please take your Student Card with you or your Driving Licence and a copy of our Accommodation List. When you decide on the property of your choice, please call into our office to reserve it as soon as possible in order to avoid disappointment. All properties are reserved as viewed, unless otherwise stated in the property description and notwithstanding any faults discovered at the beginning of or during the tenancy. Please remember it is you who makes the request to reserve the property, we are not allocating the property to you! If you have any queries regarding furnishings or condition, please state this prior to reservation.
RESERVING A PROPERTY
HOLDING FEE, DEPOSIT and IDENTIFICATION
All deposits are required by law to be protected in one of the three Tenancy Deposit Schemes. Full details of the scheme applicable for the property you have reserved will be included in the Tenancy Agreements which you will be signing.
Once you have settled on a suitable property each tenant is required to pay a holding fee of either £400.00, £375 or £350 depending on the property and the number of people in your group together with an administration charge of £45.00 per person and this is payable when you complete and sign your application form.
The Accommodation List states the amount of the holding fee required.
In cases where tenants are unable to provide Guarantors and will be paying the full 10 months rent in advance, some Landlords may ask for a larger holding fee of £500 per person.
If you proceed with the letting and take occupation of the property this holding fee will become your bond money against damages and the balance (if any deductions apply) refunded to you at the end of the tenancy. However, up to a maximum of £150.00 of this holding fee will be retained by Raine and Co to cover the Landlord’s reasonable administration costs should you wish to withdraw your application at any time before the Tenancy commences, until and including the 31st May, 2009. From the 1st June onwards, the full amount of the holding fee will be retained in lieu of the first months rent unless a replacement tenant is found and all the necessary administration completed before the commencement of the tenancy. In these circumstances, the £150.00 reasonable administration costs will also apply.
If the Landlord withdraws the property from the market, or your Application or your Guarantors Application is declined, your holding fee and administration fee will be refunded to you in full.
Once the tenancy commences, if we are managing the property, your deposit will be paid over to The Deposit Protection Service. However, there are some properties which are an exception to this and the deposit is passed on to the Landlord. Where we act as Introduction Agents only, the deposit is always passed to the Landlord at the commencement of the tenancy. The Landlord will become responsible for registering your deposit with the scheme of which he/she is a member, details of which will be included within the Tenancy Agreement.
Your deposit is refundable to you at the end of the tenancy in accordance with the terms and conditions of the relevant deposit scheme, subject to the final inspection of the property and when all keys have been returned to this office or your Landlord direct.
APPOINTMENT OF A LEAD TENANT
You need to appoint a Head Tenant whom we can liaise with during the setting up of the tenancy and who will be responsible for the administration of your deposit return. It is important that this person will be available at the end of your tenancy to initiate the return of your individual deposits and/or initiate a dispute should you not agree with any deductions made from your deposits by the Landlord. Only the Lead Tenant can do this; therefore it is important that you take into consideration these obligations when nominating the Lead Tenant of your group.
EACH TENANT MUST PROVIDE THEIR STUDENT IDENTIFICATION CARD WHEN RESERVING A PROPERTY. If you do not have a card, we will require a copy of the letter sent to you by the University confirming your placement which will show your I.D. number. Without either of the above you will not be able to reserve a property.
PLEASE NOTE – A property can only be reserved for you once we have received an application form, holding fee and proof of I.D. from EVERY member of the group. Copies of our Tenancy Agreement and Guarantor forms are freely available from this office at any time.
GUARANTORS
We require a Guarantor who will usually be your parents or guardian. Please note that the Guarantor must be a U.K. resident and in full time occupation. They must also provide us with proof of residency at their current address. If you cannot provide a U.K. resident Guarantor, then the full rental for the tenancy must be paid in advance. A Guarantor can only guarantee one student.
Upon receipt of your completed Application Forms, we will write to your Guarantors enclosing a copy of the Tenancy Agreement that you will be signing so that they are aware of their obligations and asking for proof of residency to be supplied to us. A copy of the Tenancy Agreement and Guarantee Form are also available for your perusal if you wish upon request.
The Guarantor should return the Guarantee form within 10 days (or the commencement date of your Tenancy, whichever is sooner). Once all the guarantee forms have been returned and are satisfactory, the final Tenancy Agreement will be available for your signature.
PLEASE NOTE AGAIN - YOUR GUARANTOR MUST RETURN THE GUARANTEE FORM AND PROOF OF RESIDENCY WITHIN 10 DAYS OF THE DATE SENT.
RENT
Your rent is paid per calendar month by Standing Order from your bank account to our bank account 3 days prior to the day of the month your tenancy begins. This way you cannot forget to pay us!
If you would prefer to pay termly, this can be arranged. If you should change your method of payment during the tenancy and you wish to pay the rent at our offices via cash or cheque, we will then charge an administration fee (10% of the amount being paid). If the rent is quoted weekly on the attached list, the monthly rent is more than 4 times the weekly amount as there are more than 4 weeks in a month, e.g. £70 per week x 52 (weeks in a year) divided by 12 (months in a year), this will give you the per calendar month figure and in this instance would be £303.33.
Your first months rent however is to be paid at least one month before the commencement of your tenancy. This is to be paid by giving us a post-dated cheque at the time you sign your Tenancy Agreements. Personal cheques will not be accepted if paid less than 7 working days before the commencement date of your tenancy, during this time payment must be by cash, Bankers Draft or Building Society cheque to allow for the bank clearing system, or debit/credit card.
If for any reason you move out of the property whilst the tenancy is in force, full rent is still payable until such time as you find a new tenant to take over your share of the rent and new tenancy agreements are signed providing there is still 6 months left to run on the tenancy. You will be required to pay an administration fee of £250.00 to cover the drawing up of the new documentation. Should you withdraw from the tenancy with less than 6 months left to run, you will be responsible for the full rent payable until the end of the tenancy.
AGREEMENT
The agreement that you enter into will be a Joint and Several* Assured Shorthold Tenancy for a fixed term, this agreement sets out your responsibilities and rights under the tenancy. One person must be nominated as Head Tenant to act as the representative/main contact of the group. One copy of the Agreement will be sent to your Guarantor, together with a Guarantee form for his/her information and approval and a draft copy will be given and/or sent to the Head Tenant at the same time as all application forms are given to each member of the group.
Completed application forms and holding fees must be completed and paid in full at this office. All applicants should ensure that they have read and understood the Agreement and if they have any queries or are uncertain about any parts of the agreement, that they seek independent advice or contact ourselves for clarification.
* The expression “Joint and Several” means that the Tenants are all liable for the payment
of the rent, any losses incurred due to a breach of the Tenancy or any other liabilities under this Agreement until all the debt is paid in full and individually each Tenant is liable for all the rent, all costs and losses incurred for any breach of the Tenancy or any other liabilities under the agreement until all debt is paid in full”.
GARDENING
Gardens on all our properties are maintained by the Landlord unless otherwise stated in the individual property description.
INVENTORY
On all Fully Managed properties, an inventory is drawn up of all the furniture, fixtures and effects in the property including their condition. Two copies of this document will be given to you on the day that you move into the property or very shortly after. You have SEVEN days to check, sign and return one copy to us with any comments you may wish to add. If you do not return one copy to us, it is deemed that you accept the Inventory as presented. You should retain your copy until the end of the tenancy.
UTILITIES
You will be responsible for all services connected to the property e.g. gas, electric, telephone, water and council tax (although full time students are exempt from this payment, you will still need to register and fill in a form). On the date of occupation you will be required to telephone the various utility companies and inform them of all meter readings. The T.V. Licence is your responsibility and is not provided by the Landlord, unless stated otherwise in the property description. A list of the main utility companies with telephone numbers will be provided on the day you move into the property.
INSURANCE
The buildings and Landlord’s contents are covered by the Landlord’s insurance. Your personal belongings are not covered under this policy. We strongly recommend you insure your own contents. Information regarding insurance policies are available in our office.
