    As a landlord looking to let we shall advise on a rental value based upon size, location, market trends and demand relating to your property. Before you let you need to consider various legalities and pitfalls such as permission from a lender, lease restrictions, safety certificates for gas and electric, insurances plus furniture, fire and health and safety regulations.

    Viewings are normally conducted by ourselves but any property should be presented well, bright, clean and tidy as first impressions are always important. Once a tenant is found we shall take up credit checks and references so before recommending a prospective tenant we can ensure landlords have all of the information they need. Upon acceptance, we draw up contracts and take a thorough inventory of the contents and condition of the property so at the end of the tenancy we can use this to determine whether any deductions are made from a deposit before it is returned.
